About the Role: Fitzrovia is seeking to hire a Construction Foreman, Capital Projects to join our team. This role works with various divisional leads in the design, tendering and overall execution of all capital projects across the portfolio while ensuring compliance with all applicable building codes, health and safety regulations and capital funding constraints. The role's responsibilities will cover all areas of project management such as project planning, cost management, time management, quality and risk management, contract administration, site management and importantly overall execution. In addition to management experience, hands-on tool expertise will be required and leveraged. Key Responsibilities: Oversee and Execute Capital Projects: Take charge of developing and executing both short- and long-term capital projects within our expanding real estate portfolio. This includes hands-on involvement in retrofits, building upgrades, suite and common area renovations, and managing all state-of-good repair (SOGR) items scheduled over the next 5-10 years. Project Leadership from Inception to Completion: Lead and manage all assigned projects throughout their life cycle. This entails assessing funding, developing detailed schedules, executing feasibility studies, defining scope requirements, issuing tenders, creating Terms of Reference, establishing clear project deliverables, and effectively managing changes as they arise. On-Site Engagement and Leadership: Travel to various project sites and directly manage projects and associated activities. Provide hands-on leadership and support to the team, ensuring that site operations align with project objectives and quality expectations. A working Forman is a key aspect of this job to ensure standards and project completion is achieved. Facilitate Team Collaboration and Communication: Ensure effective teamwork and open communication among all stakeholders. Manage stakeholder expectations, uphold quality standards, drive organizational performance, and continuously seek opportunities for process improvement. Manage and execute with direct third party tradesman. Contract Administration and Quality Control: Administer and negotiate approved contracts and tender awards, ensuring that quality control measures are strictly adhered to. Oversee and evaluate work performed by both internal teams and external contractors, ensuring that project standards are met. Implement Project-Specific Policies and Procedures: Develop and implement comprehensive plans and recommend policies/procedures tailored to program and project-specific requirements, ensuring alignment with organizational goals. Conduct Site Inspections and Assessments: Perform regular site inspections and condition assessments in collaboration with consultants, staff, and contracted services to ensure that work is progressing as planned and quality standards are upheld. Actively engage with on-site personnel to provide guidance and address any immediate concerns. On-Site Management and Coordination: Manage day-to-day operations on-site, coordinating activities between various trades and ensuring that work is executed efficiently and safely. Address any site-related issues promptly and effectively to minimize disruptions to the project timeline. As needed, jumping on the tools is a requirement to assist internal and external trades. Hands-On Project Involvement: Take an active role in completing hands-on tasks related to carpentry, millwork, and other project-specific activities. This includes performing skilled labor where necessary to ensure project quality and timelines are met, demonstrating a commitment to both management and execution of project deliverables. Audit and Compliance Responsibilities: Plan and conduct audits, review pre-audit materials, prepare audit protocols, conduct self-assessments and peer audits, and generate internal audit reports that document findings. Identify deficiencies and recommend improvements for related programs, operations, procedures, and practices. Prepare Analytical and Compliance Reports: Generate and present analytical reports, including regular compliance updates, performance assessments, project update reports, risk management plans, and responses to ad hoc management requests. Qualifications and Experiences: Minimum of 5 years of experience in site/project management, including managing the project life cycle from inception to completion. This encompasses defining project purpose and objectives, planning project activities, establishing milestones and deliverables, monitoring and tracking progress, and communicating effectively with stakeholders for complex, large-scale projects. Post-secondary education in Construction Management, Civil or Mechanical Engineering or related field required Project Management Professional (PMP) Designation is an asset. Significant experience as a working carpenter or foreman, with a solid understanding of construction methods and techniques strongly preferred. Proven ability to perform carpentry and related trades tasks on-site, ensuring quality craftsmanship and adherence to project specifications while managing a team of tradesmen. Minimum of 5 years of experience with capital and building-related projects, specifically in Multi-Residential and/or Commercial facilities, demonstrating hands-on involvement in the renovation and maintenance aspects of these projects. Proven experience in preparing operating and capital budgets and monitoring expenditures to ensure financial accountability throughout the project life cycle. Ability to recognize, diagnose, and investigate process problems on-site, implementing corrective measures to ensure effective and efficient operations and compliance with applicable regulations. Proficient in performing and managing a fully integrated external and internal contract workforce to successfully complete all capital projects as required. Hands-on experience in daily on-site management, overseeing trades and labor, coordinating activities, and ensuring that safety standards and quality expectations are consistently met. Ability to work under pressure, prioritize activities, and manage time effectively to meet tight deadlines associated with all Capital Projects and initiatives. Comprehensive knowledge of building acts, codes, and standards (including but not limited to the Electrical Code, Plumbing Code, Technical Standards & Safety Act (TSSA), Fire Code, Building Code, Occupational Health and Safety Act, Construction Lien Act, Accessibility and Disabilities Act (AODA), and other relevant legislation), including awareness of Confined space entry procedures and relevant testing equipment. Effective decision-making and problem-solving abilities, with a demonstrated history of developing and implementing capital project plans. Ability to promote and foster teamwork, enhance organizational performance, and drive continuous improvement, while proactively communicating, planning, and organizing work with minimal direction. Highly developed interpersonal, communication, and presentation skills, with the ability to interact effectively with all levels of the organization and forge strong internal and external relationships, especially in a hands-on, collaborative site environment.
